How much does Givora Suites cost?+

Management commission is 20% of Net Booking Income (calculated after OTA/platform fees), with a working range of 18%–22% depending on scope — 18% for longer average stays or reduced scope, 22% for new setup, multi-OTA distribution or high-turnover homes. Cleaning is charged to guests, not deducted from your payout. Owner is paid on a fixed monthly schedule. VAT applies only to our commission if/when registered. Add-on projects (furnishing, photography refresh, etc.) are quoted as a separate one-off fee, not commission.

Do I need to live in the UK?+

Not at all. A significant portion of our owners are international investors. We handle every aspect of your property on the ground in the UK and report to you wherever you are in the world.

How quickly can my property go live on Airbnb?+

Most properties are guest-ready within 7–14 days of signing. This includes professional photography, listing creation across major channels, smart-lock setup and full operational onboarding.

What types of properties do you manage?+

We focus on premium one to four bedroom apartments and houses in city centres, scenic destinations and high-demand suburbs. Properties must be legally permitted for short-term rental in their borough.

Will I lose control of my property?+

Never. You retain full ownership and ultimate say. You can block dates for personal use anytime, set price floors, and pause the service with 30 days' notice. We work for you.

How do I get paid?+

Payouts are made monthly directly to your bank account, accompanied by a clear statement showing every booking, every fee and every expense. You also have 24/7 dashboard access.

Who handles guest issues at 3am?+

We do. Our concierge team is available 24/7, 365 days a year. You will not receive guest messages — ever.

What about damage or theft?+

We screen every guest, take security deposits and operate under Airbnb's host guarantee plus our own short-let insurance partnership. Damages are documented post-stay and claims handled by us.

Do you list anywhere besides Airbnb?+

Yes. We multi-list across Airbnb, Booking.com, Vrbo and a direct booking website where appropriate, with synchronised calendars to prevent double bookings.

Is short-letting legal where my property is?+

Rules vary by borough and lease. We help you understand restrictions (e.g. London's 90-day rule) and structure operations accordingly. We will only onboard properties where short-letting is permitted.

How is Givora Suites different from a letting agent?+

Letting agents focus on long-term tenants. We are hospitality operators — closer to a boutique hotel than a property agency. The result is typically 30–80% higher net income.

Can I see my property's projected earnings?+
